Morgan County Industrial Park

The Morgan County Industrial Park is a 42 acre industrial development which is owned by the Economic Development Board of Morgan County. The park is located along State Highway 62 approximately three miles east of Wartburg and is less than 25 miles from Oak Ridge. The Park features a 6 acre lake with the mountains of Frozen Head State Park in the distant background — making this a picturesque setting for any industry.

The park was developed under a “Low Impact Development Concept” designed with the assistance of TVA. The park has level to rolling land with gas, electric, water and sewer availability. Two build-ready sites (approximately 6 acres each) are located in this complex. The park has other tenants including Hereuas Metal Processing which occupies a 50,000 square foot building. The park has an available building with 10,000 square feet, located in a HUB zone and is less than 25 miles from Interstate 40. If you are looking for the perfect place for that new industry — this may be it.


Flat Fork Business Park

The Flat Fork Business Park is located approximately 3 miles east of Wartburg. It borders Flat Fork Road which connects to State Hwy. 62 East. This park contains approximately 11 acres with two remaining lots available. These two lots contain flat land and have approximatly 1.9 acres each. Underground electric, water, gas are available. The park is located in a HUB zone and was designed by TVA under the Low Impact Development Concept.

This new environmentally friendly park contains a total of approximately 20 acres with two remaining lots available. The two lots remaining contain flat land that equals 3.75 acres with underground electric, water, gas & sewer. Sunbright Industrial Park

Sunbright Industrial Park is located approximately one-half mile Northwest of US Hwy. 27 in the city of Sunbright. This controlled park contains a total of 19.2 acres of land of which 13 acres still remain available. Tenants already in the park include Tennier Industries, which occupies both an 80,000 square foot manufacturing facility and 15,000 square foot warehouse/staging facility. The buildings and property are owned by the Morgan County Economic Development Board with a lease/tenant agreement to Tennier Industries. There is both a 6 inch water and 6 inch sewer line to the property as well as 3 phase power. This park is less than forty miles from Interstate 75. Business Development Incentives

Morgan County Incentives:

  1. Morgan County is a TVA Special Opportunity County. Because of this designation, TVA SOC loan funds are available to potential industries based on the number of jobs created. For more information click here.

  2. County Micro-Loan Fund. Morgan County has, in conjunction with USDA Rural Development, a revolving loan fund to help small business in the county. Loans are capped at $10,000 each with payback periods as long as 60 months. The interest rate for this program is very competitive. For more details contact:

  3. Industrial Revenue Bonds are available to qualifying industries with proper approval. Contact the Morgan County Executive’s office at 423-346-6288.

  4. Much of the county is located in a HUB Zone (historically underutilized business zone) which can help on federal contracts. For more information click here.
